Gateway Asset Management, LLC is eager to hear from real estate professionals who have, or will soon have a current listing on a property or properties that meet the following criteria:

1. The product types considered should be retail, office, industrial, or hospitality.
2. Reasonable size (at least $500,000 of Net Operating Income).
3. A price based on demonstrated current income
(pro-forma projections are of no interest).
4. A value add component (typically we prefer under utilized properties).
5. Older properties with deferred maintenance will get high consideration.
6. Available management information (the more complete the management history, the faster we can move).
7. A well captivated location with reasonably good demographics (we are not interested in low income neighborhoods).
8. An offering price (we don’t want to waste our time or that of the seller by talking even preliminarily about a transaction when price is unknown).

The larger the property, the greater will be our interest, as we would like to make an acquisition in the $20-70 million dollar range.  A portfolio of properties would be of particular interest in this regard.  We are not interested, however, in receiving information about properties not in direct control through listing agreements, or about being represented.

We will not participate in auction situations, or contracts that require non-contingent deposits.  We can promise confidentiality and a fast answer as to whether we are interested-usually in about 10 minutes.  We frequently bring financing to transactions, but can close quickly for cash if necessary.
